10 Basic Steps for Buying a Home

1. Find an Agent - Work with a professional real estate firm. Whether you are buying or selling, the right agent can make all the difference.

2. Preview Financing Options - Get quotes on mortgage terms and rates at local banks or on-line and consider your options when it comes to fixed rates, adjustable rates, and so on. Your agent may be able to provide contact information for local lenders as well.

3. Get Prequalified - Once you’re comfortable with a lender, fill out the paperwork and get pre-approved or prequalified.

4. Use MLS Property Search - If you know your price range and have your "must-have” list ready, the search is on! Use MLS Property Search to identify properties that you’d like to see in person.

5. Tour Homes - Have your Agent schedule appointments to visit the properties on your list. Take notes in order to keep details straight and enable follow-up regarding any unanswered questions you might have.

6. Make an Offer - When you’ve found the right property, work with your Agent to make an Offer. Some negotiation may be involved before an Offer is accepted and your Agent will be able to help you through this process.

7. Sign a Purchase & Sale Agreement - Once an Offer is accepted, a Purchase & Sale Agreement will be drafted (by the Seller’s Attorney) for your review and signature.

8. Arrange for Inspections - You will have a limited amount of time to arrange for home inspections. A general inspection is always in order, while other inspections (termite, mold, radon) may or may not be warranted depending on the circumstances.

9. Get Financing - Obtain financing and arrange for homeowner’s and other insurances that may be required by your lender prior to the Closing.

10. Work with your Attorney through Closing - Discuss Homestead Protection with your Attorney and complete other legal requirements as advised. When the big day arrives, be sure to bring a fresh pen – there will be LOTS of paperwork to sign.
